A dirty evaporator could be inadequately cooling your home. Regular maintenance and monthly filter changes will help with the comfort of your home.
Please keep in mind you might not be able to keep your house at 75 when temperatures soar over 100. Reduce traffic, check your insulation, and keep blinds and other window treatments closed. We recommend eating out and giving your stove a break!
Installing awnings or planting tress and shrubbery around the hotter areas of your house (usually west facing) can add up to substantial savings on your energy bill and prolong the life of your unit. Just take care that your condenser does not become blocked with plants or other debris.
Check frequently for pests and have good prevention practices in place to prevent water leaks from plugged drains and ants damaging contactors and transformers.
During the summer, approximately 1/2 cup of bleach needs to be added to your primary condensate drain to reduce your risk of having a stopped up drain and thus a leak and possible water damage. Most home warranties and contract services do not cover water leaks or water damage as this is a maintenance issue and preventable.
A clog remover such as Drano or Liquid Plummer needs to be added to your sink at lease once a month during summer months to help prevent clogs in your homes pea trap. Most AC leaks are due to hair and debris such as soap in your sink.
